Launch-phase buying has a different profile from buying a nearly finished home.
At launch most towers, floors and facings are still available, so you can choose a higher floor, a preferred facing or a corner unit before the best stock goes.
New launches are usually sold on construction-linked or flexible payment plans, so you pay in instalments as the building progresses. Ask for the plan in writing with the cost sheet.
Several current launches list state RERA numbers, including Codename King Life (Tamil Nadu), Codename The One (Karnataka), Symphony and Springfield (West Bengal). Verify each number on the state portal.
Targets can be several years out, for example mid-2028 for Codename Pudhiya and around April 2030 for Codename The One. Plan your finances for that gap.
