Yelahanka is older than Bangalore itself. It was the seat of the chieftain Kempe Gowda I's family, and the city he founded in 1537 grew from there. The town retained its own identity for centuries, and even today Old Town and the planned layouts of New Town feel quite different from each other. Yelahanka Junction is on the Bangalore–Guntakal railway line, about 15 km north of the main city railway station, and a six-lane highway links the area to the airport.
The area is also an institutional hub. The Yelahanka Air Force Station, the GKVK agricultural campus, the CSIR research institute for medicinal and aromatic plants and several engineering universities are located here or very nearby, which gives the neighbourhood a steady base of staff, students and families. Lakes such as Yelahanka Lake and Puttenahalli Lake, which has been declared a bird sanctuary, add green space unusual for a city of this scale.
In recent years the growth has moved outward: to Rajanakunte, where Shriram Serenity and Codename Smash Hit are located, and to Jakkur and Bagalur Road. Buyers who once treated Yelahanka as the edge of the city now treat it as a connected north Bangalore address.
NH-44 and the six-lane road towards Kempegowda International Airport run through the area, which suits frequent flyers and people in aviation and logistics.
Veerasagara Lake is the setting for Shriram Solitaire, and the Hesaraghatta grasslands sit beside Codename Smash Hit.
Yelahanka New Town has regular layouts, wide roads and established civic services compared with many newer suburbs.
Presidency University is described as near Shriram Serenity, and universities, research bodies and the Air Force Station bring a stable local population.
The Blue Line, planned from KR Puram through Hebbal and Yelahanka to the airport, is under construction, so rail access may improve in the coming years.
Apartments, plots and row houses are all available from one developer in the same area, which helps if your plans may change from apartment to land or villa.
Distances are approximate and depend on traffic.
| Link | What it gives you | Approximate detail |
|---|---|---|
| NH-44 (Bellary Road) | The main road from Hebbal north through Yelahanka to the airport and beyond | Runs through the area; Hebbal junction is roughly 10 to 12 km south |
| Kempegowda International Airport | Reached by the six-lane airport road | Roughly 20 to 25 km depending on the exact address |
| Yelahanka Junction railway station | Trains on the Bangalore–Guntakal line | About 15 km north of the main city station |
| Blue Line metro (planned) | KR Puram to the airport via Hebbal, Jakkur Cross, Yelahanka and Bagalur Cross | Under construction; timelines have varied, so check BMRCL for the latest |
| Peripheral Ring Road (STRR) | Connects the north Bangalore belt to other highways | Useful for trips to Doddaballapur and Hoskote; sections have opened in phases |
| Manyata Tech Park | A major employment hub for Rajanakunte and Yelahanka residents | Reached through Hebbal and Nagawara; test the commute at peak hours |
Named as within reach of Codename Smash Hit, this is one of the largest tech parks in north Bangalore.
A cluster of offices, hospitals and commercial spaces just south of Yelahanka along NH-44.
The airport and the associated business parks employ people in aviation, logistics, hospitality and services.
A defence installation that supports families of defence personnel and related civil jobs.
Presidency University, REVA University, GKVK and research bodies are major employers and student hubs.
Small and medium units in the Jakkur, Yelahanka and Doddaballapur belts support a mixed workforce.
Lake-side Solitaire and grassland-edge Codename Smash Hit appeal to buyers who value open views over city-centre addresses.
Serenity and Codename Smash Hit suit people working at Manyata Tech Park or Hebbal who prefer a quieter home base.
Shriram Plots Yelahanka and the Shriram Yelahanka villa community are early-stage options for those who want to build or live in a row house.
A location on NH-44 shortens the trip to the airport compared with most other parts of the city.
| Area | Character | Typical homes | Best for |
|---|---|---|---|
| Yelahanka | Planned New Town with lakes and institutions | Apartments, plots and villas | Families and airport-corridor commuters |
| Rajanakunte | Outer edge of Yelahanka with newer communities | 2 and 3 BHK towers on large parcels | Buyers who want larger homes at lower prices |
| Hebbal | Busy junction with offices and hospitals | Premium and mid-segment apartments | Buyers who want to stay close to the city |
| Jalahalli | North-west suburb near industrial and defence areas | Mid-segment apartments | Commuters towards Peenya and Tumakuru Road |
| Devanahalli | Airport belt with large plotted layouts | Plots and villas | Land buyers with a longer horizon |
The most visible infrastructure story is the planned Blue Line, a metro line from KR Puram to the airport via Hebbal, Jakkur Cross, Yelahanka and Bagalur Cross. Construction began in 2022 and sections are progressing, though different sources give different opening dates, so treat any date as a target and check the Bangalore Metro Rail Corporation for updates. Alongside it, the airport corridor continues to draw business parks and institutions northward.
On pricing, disclosed starting prices on this page are from about ₹78 lakh for Serenity and about ₹79 lakh for Codename Smash Hit, both indicative for the smallest configuration. Shriram Solitaire, Shriram Plots Yelahanka and the Yelahanka villa community are price on request. Because the formats are so different, compare cost per square foot of carpet area for apartments, and the all-in price including development and registration for plots.
Do not rely on growth forecasts when you decide. Look at the actual project, the approvals and the commute you will make every day.
