Uttarpara is a long-established town in the Hooghly district of West Bengal, on the western bank of the Hooghly river and about 15 km north-west of Howrah as the crow flies. It forms part of the continuous urban belt that runs up the river from Kolkata through Bally and Konnagar towards Serampore. The town is known for the Uttarpara Jaykrishna Public Library, one of the older public libraries in the state, and for its historic residential neighbourhoods.
In more recent decades the name has also been associated with Hindmotor, where Hindustan Motors ran its car plant, and with the Konnagar and Uttarpara railway stations on the Howrah–Bardhaman main line. That rail line is the reason the area works as a commuter suburb: the trains run straight to Howrah, and the area has long housed families who work in Kolkata but prefer a quieter, lower-density setting.
Grand City is the largest planned development in this belt. Shriram describes it as a 314-acre township with about 33 million sq ft of planned residential and commercial space, and the projects listed here are phases or components of it. For a buyer, Uttarpara therefore means two things at once: an old, well-connected town with its own markets and schools, and a new planned township with modern amenities on its edge.
Sunshine Two starts at about ₹34 lakh (indicative), which is well below typical prices closer to the city centre.
Grand City's planned open space is described as about 78% in the Springfield listing, with a 21,000 sq ft clubhouse, so you buy into a master-planned neighbourhood.
Apartments, villas, plots and commercial space let you compare self-use, family and investment options without leaving the township.
Konnagar and Uttarpara stations are on the Howrah–Bardhaman main line, and the Symphony listing mentions Konnagar station about five minutes away.
Codename Forestview won Themed Project of the Year at the Realty+ Excellence Awards 2026 (East), according to the listing.
Signature Square offers retail, offices and a banquet hall in the same township, which can support daily convenience and rental income.
Distances are approximate and depend on traffic and the route you take.
Both are on the Howrah–Bardhaman main line. The Symphony listing places Konnagar station about five minutes from Grand City.
Howrah is the terminus for most suburban trains from here. Journey times by train are typically well under an hour, subject to the service you take.
The old Delhi Road runs through the belt and is the main road link towards Howrah, Dankuni and Serampore.
The Codename By The Garden listing places the township about 15 minutes from Dankuni, a junction for trains and for expressway access towards Durgapur and beyond.
Belur and the Howrah side are reachable by bridge and road, though the crossing can be slow at peak hours.
Netaji Subhas Chandra Bose International Airport is on the far side of the city and is a long drive. Plan generous time for flights.
Most daily commuters take the train to Howrah and onward to the central business district, Burrabazar and Dalhousie.
The Hooghly's west bank has long carried jute mills, engineering units and small industry, offering local employment.
Warehousing, logistics and manufacturing units cluster around Dankuni, within a short drive of Grand City.
Colleges, schools, municipal offices and hospitals in Uttarpara and Konnagar provide local jobs.
The commercial listing, Signature Square, adds retail and office space inside the township itself.
Small business owners can combine home and a shop or office unit within the same development.
Sunshine Two, from about ₹34 lakh, is the entry point in this belt for a 2 or 3 BHK.
Symphony and Springfield offer 3 BHK homes, including double-decker layouts, in a township setting.
Forestview, Skybloom and Kolkata Villas, and the By The Garden plots, suit buyers who want a house or land rather than an apartment.
Signature Square's retail, office and banquet space may suit business owners and those seeking commercial exposure. Returns are not guaranteed.
| Area | Character | Typical homes | Best for |
|---|---|---|---|
| Uttarpara | Historic riverside town with a new township edge | Apartments, villas and plots in Grand City | Buyers wanting a planned township near the rail line |
| Konnagar | Adjacent residential suburb with a station of its own | Older flats and newer apartment blocks | Commuters who want to be within walking distance of the station |
| Dankuni | Logistics and industrial junction with expressway access | Newer projects and plotted layouts | Those working in warehousing or travelling by expressway |
| Serampore | Older Hooghly town with colonial heritage | Mixed old and new housing | Buyers who prefer an established town centre |
The Hooghly belt north-west of Kolkata has been absorbing a growing share of the city's housing demand because land inside the city is limited and expensive. Grand City is built to take advantage of that shift, with its planned 33 million sq ft of residential and commercial space. As a township matures, retail, schools and healthcare typically arrive in stages, so it is worth asking what is already built and what is scheduled.
This page quotes only starting prices that Shriram discloses: about ₹34 lakh for Sunshine Two, ₹44 lakh for Symphony, ₹68 lakh for Springfield and ₹1.2 crore for Forestview, all indicative.
