Mangadu is a town on the western edge of Chennai, just beyond Porur on the Mount–Poonamallee Road in Kancheepuram district. It is best known for the Kamakshi Amman temple, one of the region's well-known shrines, which draws pilgrims throughout the year. The town has long been a quiet settlement of temple streets and small shops.
Over the past decade, the stretch from Porur through Mangadu to Kundrathur has become a residential growth corridor. Porur, with its large hospital and IT presence, pushed housing outwards, and Mangadu offers lower land prices and newer gated communities while remaining on the same road system. Residents here usually look to Porur for hospitals, schools and shopping, and to Poonamallee and the bypass for onward travel.
For buyers, Mangadu means a calmer, value-oriented address in West Chennai. It is not a central location, but it is well placed for those who work in the Porur, Manapakkam or Guindy belts and want more space for their money.
122 West starts from about ₹57 lakh (indicative), which is below many addresses in Porur itself.
The Porur belt has major hospitals and IT parks within a short drive.
2 and 3 BHK homes of 818 to 1,280 sq ft at 122 West suit a range of households.
Codename Pudhiya starts from about ₹37 lakh for homes from 604 sq ft, for budget-conscious buyers.
Shriram Thirumazhisai offers pre-launch plots for buyers who prefer land.
Metro Phase 2 and the Chennai–Bengaluru Expressway are the two infrastructure themes buyers watch in West Chennai.
Distances and timelines are approximate. Check current status of metro lines before relying on them.
The main road through Mangadu connects Porur on one side and Kundrathur and Poonamallee on the other.
Porur is a few kilometres away and gives access to the Chennai Bypass and the Poonamallee High Road.
122 West is described as about 6 km from the Outer Ring Road, which links the western suburbs to the south and the airport side.
The Porur–Poonamallee corridor has been in trial runs, and the line is planned to connect to the Lighthouse in central Chennai. Opening dates have shifted, so check CMRL for status.
Koyambedu is reachable by road along the Poonamallee High Road, giving access to the bus terminus and the metro Green Line.
Chennai International Airport is on the other side of the city, roughly 20 km or more, and timings vary significantly with traffic.
IT offices, commercial streets and hospitals line the Mount–Poonamallee Road near Porur.
The DLF IT park and other offices at Manapakkam are a drive away from Porur.
The university and hospital complex at Porur is one of the area's largest employers.
Manufacturing plants on the Bengaluru highway are reachable via the Poonamallee bypass.
Industrial and commercial areas in south-west Chennai are reachable via the Porur bypass.
Growth in the corridor has created jobs in retail, schools and services.
122 West suits those who work in the Porur belt and want a calmer base.
Both 122 West and Pudhiya offer relatively accessible starting prices.
Thirumazhisai plots appeal to buyers who prefer to build their own home over time.
Buyers who expect to benefit from Metro Phase 2 may want to track progress closely. Timelines have shifted.
| Area | Character | Typical homes | Best for |
|---|---|---|---|
| Mangadu | Temple town on the edge of the Porur corridor | Mid-segment apartments and plots | Buyers who want value close to Porur |
| Porur | Established hospital, IT and retail hub | Mid-segment and premium apartments | Buyers who want the most amenities nearby |
| Poonamallee | Growing satellite town on the Bengaluru highway | Affordable apartments and plots | Buyers watching the expressway and the metro |
| Kundrathur | Suburban area south-west of Mangadu | Plots and smaller apartments | Buyers on a tight budget |
Two infrastructure projects shape the outlook for West Chennai. The first is Chennai Metro Phase 2, whose Porur–Poonamallee corridor has been reported in trial runs and is planned to link with central Chennai. The second is the Chennai–Bengaluru Expressway, which passes near the Poonamallee side of the city. Both have seen revised timelines, so check the latest announcements rather than relying on dates quoted in marketing.
On pricing, Shriram lists a starting price of about ₹57 lakh for 122 West and about ₹37 lakh for Codename Pudhiya, both indicative. Prices for a specific unit will depend on the floor, facing and phase, and GST, registration, stamp duty, parking and maintenance deposits are additional. Thirumazhisai plots are priced on enquiry.
