Shriram Properties has one apartment community in Jalahalli itself, and this page lists it together with three more Shriram projects in the North Bangalore belt that buyers in this part of the city often compare. The Poem is a 7-acre community in Jalahalli, North-West Bangalore, with 1 to 3.5 BHK homes, 2 BHK apartments from 948 sq ft, a four-storey clubhouse and more than 45 amenities. It is under construction, possession is targeted for March 2027 and the starting price is Rs 75 lakh onwards (indicative).
The three nearby projects are described honestly as nearby, not as Jalahalli addresses. Serenity is in Rajanakunte and offers 2 and 3 BHK homes of 1,065 to 1,615 sq ft in about 270 apartments across 3 towers on 4 acres, from Rs 78 lakh onwards, with RERA number PRM/KA/RERA/1251/309/PR/170924/007026. Codename Smash Hit sits on the Rajanakunte to Yelahanka stretch beside the Hesaraghatta grasslands, with 2 and 3 BHK apartments from Rs 79 lakh onwards. Solitaire is a lake-side community at Yelahanka New Town by Veerasagara Lake with 2 and 2.5 BHK apartments and prices on request.
Strictly speaking, all four projects are under construction rather than pre-launch. For a buyer that is an advantage: you can see progress on site, check the quality of work, and plan around a possession date that is closer than it would be for a fresh launch. Jalahalli lies in the north-west of Bangalore, on the Bangalore to Tumakuru highway corridor that locals call Tumkur Road. It is one of the older, established neighbourhoods on this side of the city and is best known for the defence and public-sector establishments around it, including the Jalahalli Air Force station area and the Bharat Electronics and HMT campuses. Peenya, among the largest industrial estates in the country, sits just to the south along the same highway.
Because it grew around factories, government colonies and defence housing, Jalahalli has a settled, working-neighbourhood feel rather than the glass-tower look of Whitefield or Outer Ring Road. Streets are lined with local markets, schools, banks and small hospitals, and a large share of residents work in the industrial belt, in defence and public-sector jobs, or commute to Yeshwanthpur, Hebbal and Manyata Tech Park.
The area gained fresh attention when the Green Line of Namma Metro opened its stations here in 2015. Jalahalli and Peenya Industry stations now connect the locality to Nagasandra at one end and to Majestic, Yeshwanthpur and the south of the city at the other. For apartment buyers, the combination of an established neighbourhood, metro access and comparatively reasonable starting prices explains why Jalahalli keeps appearing on shortlists.
Jalahalli station on the Green Line opened in May 2015, and Peenya Industry and Dasarahalli stations are next to it, so a car-free commute is realistic for many routes.
Decades of defence and public-sector housing mean schools, markets, banks and clinics are already in place instead of being promised.
The Poem starts from Rs 75 lakh (indicative), which is a more approachable range than many projects near Outer Ring Road tech parks.
The highway connects towards Peenya and Nelamangala on one side and towards Hebbal and the airport corridor on the other.
Peenya, Bharat Electronics, HMT and Yeshwanthpur are close, and Manyata Tech Park is reachable by road across north Bangalore.
The Poem spreads over 7 acres with a four-storey clubhouse and more than 45 amenities, a scale that older Jalahalli apartment blocks rarely offer.
Jalahalli, Peenya Industry and Dasarahalli stations lie on the Nagasandra to Silk Institute stretch. The Poem is described as about 10 minutes from Nagasandra Metro.
The Bangalore to Tumakuru highway runs through Jalahalli Cross, giving direct road access to Peenya, Nelamangala and the Tumakuru side.
Yeshwanthpur is roughly 6 to 8 km away and the Majestic transport hub is on the same metro line, which suits commuters who change to trains and long-distance buses.
Going north-east through Hebbal and the airport road, Kempegowda International Airport is roughly 25 to 30 km away, depending on route and traffic.
The Outer Ring Road at Nagavara and Hebbal and the Peripheral Ring Road further out connect Jalahalli to Manyata Tech Park and to the east of the city.
BMTC buses on Tumkur Road and the Jalahalli Cross to Yeshwanthpur and Majestic routes supplement the metro for short hops.
One of the largest industrial estates in the country, with thousands of small and mid-sized manufacturing units, only a few kilometres south along Tumkur Road.
Public-sector and defence-linked employers in and around Jalahalli provide stable jobs and a steady rental demand from their staff.
The Air Force station and related training institutions near Jalahalli create a long-standing defence community in the neighbourhood.
Commercial and industrial pockets here host offices, trading and service businesses within a short metro or road trip.
The large technology campus at Nagavara is reachable by road across north Bangalore, and many IT professionals consider Jalahalli for that commute.
Component makers, electronics suppliers and warehousing units along the highway add to local employment.
Engineers, managers and business owners working in Peenya or along Tumkur Road who want to cut their daily commute.
Households linked to the defence and public-sector campuses who prefer a neighbourhood they already know.
Buyers looking at the Rs 75 to 80 lakh range for a 2 BHK in a gated community with a metro link.
People heading to Majestic, Yeshwanthpur or the south of the city who want to leave the car at home.
| Area | Character | Typical homes | Best for |
|---|---|---|---|
| Jalahalli | Established defence and industrial neighbourhood on Tumkur Road with a Green Line metro link | Mid-segment apartments in gated communities | Industrial-belt professionals and metro commuters |
| Yelahanka and Rajanakunte | Greener north Bangalore belt near the airport road, with newer layouts and lakes | Apartments, villas and plots | Buyers who want space and airport proximity |
| Hebbal | Busy junction on the Outer Ring Road with quick links to the airport and Manyata | Mid to premium apartments | Commuters to Manyata Tech Park and the city centre |
| Yeshwanthpur | Dense commercial and rail hub with metro, mall and industrial offices | Resale flats and premium apartments | Buyers wanting a central north-west address |
Jalahalli's main infrastructure advantage is already in place: the Green Line of Namma Metro. Beyond it, the Bangalore Metro network has been extending the same line towards Madavara in the north and a wider north-west and airport-side network has been planned, so buyers should check the Bangalore Metro Rail Corporation announcements for the current opening dates before relying on any future line.
On pricing, the honest approach is to compare like with like. The Poem lists a starting price of Rs 75 lakh onwards, which is for the smallest configuration and may exclude GST, registration, parking and maintenance deposits. Ask for the all-inclusive cost sheet for the exact unit you want, compare the price per square foot of carpet area with other north Bangalore projects such as Serenity and Codename Smash Hit, and treat any growth forecast as an opinion rather than a promise.
Because the locality is mature, large land parcels are rare, which is why a 7-acre community stands out. Check how much of the project is landscaped, how far the towers are from the main road, and what the construction schedule looks like on site.
