Poonamallee sits on Poonamallee High Road, the old Chennai to Bengaluru road that runs west from Koyambedu through Maduravoyal, Vanagaram and Poonamallee towards Sriperumbudur and the highway to Bengaluru. For years it was seen as the edge of the city, with a mix of old market town, institutions and farmland.
The picture has changed in the last few years. The Chennai Outer Ring Road touches the Poonamallee area, new residential layouts have spread towards Thirumazhisai and Kuthambakkam, and the metro line from Poonamallee to Vadapalani, about 15 km long with 11 stations, was inaugurated on 11 October 2026 and began regular service the next day. That gives the area its first rail-based link to the city.
Thirumazhisai and Kuthambakkam lie a little north of Poonamallee town. They are quieter and more open than the high road itself, which suits buyers who want a larger community or a plot, while the area around Poonamallee bypass is better connected for daily commuters.
The Poonamallee to Vadapalani line has 11 stations, including Poonamallee Bypass, Karayanchavadi, Iyappanthangal, Porur Junction and Vadapalani, and began regular service on 12 October 2026.
Codename Pudhiya starts from Rs 37 lakh onwards, which is much lower than the Rs 1.8 crore starting price at Koyambedu.
Poonamallee High Road leads to the Chennai to Bengaluru highway and the access-controlled expressway, helping buyers who work along the industrial belt.
Thirumazhisai and Kuthambakkam still have larger land parcels, so plots and open-plan communities are possible.
Buyers can compare affordable homes at Poonamallee, mid-segment homes at Mangadu and premium homes at Koyambedu within a single road corridor.
A target of mid-2028 gives time to plan finances while the metro and road network matures.
The elevated line runs about 15 km with 11 stations, from Poonamallee Bypass through Porur Junction to Vadapalani, where it connects with the rest of the Chennai network.
The road runs east to Koyambedu, roughly 15 to 20 km, and west towards Sriperumbudur, and it is the main road for buses, cars and goods vehicles.
The ring road passes the area and links Poonamallee with Maduravoyal, Vandalur and the southern suburbs.
The Koyambedu Metro station and the CMBT bus terminus are on the high road, which is why King Life and Stellar are positioned there for central Chennai access.
Avadi railway station on the Chennai suburban line is described as close to the Thirumazhisai plots.
The airport at Meenambakkam is roughly 25 to 30 km from Poonamallee by road via Porur and the outer ring road, depending on traffic.
Technology parks and offices around Porur, Manapakkam and Ramapuram are reachable by metro and road.
The Heavy Vehicles Factory and other defence units at Avadi are a long-standing source of government employment.
Automotive and electronics plants at the SIPCOT park are within about 20 to 25 km along the highway.
Industrial estates and warehouses along the road provide jobs for engineers, technicians and managers.
A major wholesale market and bus terminus drive a large trading and transport economy.
Colleges and hospitals around Poonamallee, Thandalam and Porur are significant employers.
Buyers looking at Rs 37 lakh onwards for a 1, 2 or 3 BHK in a gated community in a growing corridor.
Professionals who can use the new metro instead of driving.
People who work in Sriperumbudur, Avadi or Ambattur and want a home between the city and the plants.
Buyers considering the Thirumazhisai plots who are prepared to hold land for the long term.
| Area | Character | Typical homes | Best for |
|---|---|---|---|
| Poonamallee and Thirumazhisai | Developing western edge with the new metro and larger land parcels | Affordable apartments and plots | First-time buyers and long-term investors |
| Porur and Mangadu | Established west Chennai hub with IT parks, hospitals and a metro junction | Mid-segment apartments | IT professionals and hospital staff |
| Avadi | Older suburb with defence units and a suburban rail line | Resale flats and independent houses | Defence and government employees |
| Koyambedu | Central west Chennai with the metro, CMBT and wholesale market | Premium apartments | Buyers who want a central address |
The biggest change is already visible: the Poonamallee to Vadapalani metro. It cuts the dependence on road travel for Porur and Vadapalani, and buyers should watch how frequency, timings and feeder services develop over the coming months. The Chennai Outer Ring Road and the expressway to Bengaluru add to the area's connectivity.
On pricing, the Shriram options span a wide range: Codename Pudhiya from Rs 37 lakh, 122 West from Rs 57 lakh and King Life and Stellar from Rs 1.8 crore, all indicative and excluding taxes and charges. The Thirumazhisai plots are priced on request. Compare the price per square foot of carpet area, the possession dates and the distance from the metro, and ask for a written cost sheet.
Avoid relying on forecasts of price growth. A metro line improves convenience, but prices also depend on supply, interest rates and the quality of the project.
